Open House Video Voice-Over Guideline

In our efforts to assist property agents during lockdown we have adapted our new Open House Video product.

We would like to offer our HD package customers a self-recorded voice-over option to be added to your existing walk-through videos at no charge during lockdown.

 

How it works

  • Choose a listed walk-through video from your portfolio.
  • Find a quiet space where there is no background noise.
  • Watch the video footage, mute the music.
  • Prepare a script to match the flow of the video and talk/guide your viewer through the different sections to add personality to the footage. (See guidelines below)
  • You do not have to talk during the full video – only major selling points needed. (See guidelines below)
  • Music will “fill the spaces” where you do not talk
  • Record the voice-over on your phone
  • Log into your CaptureIT portal and upload your voice over to the video of choice from your phone or computer: LOGIN
  • If you are an HD customer, but do not have a CaptureIT profile yet, quickly set it up HERE

Match The Flow Of Your Video – Your Voice Over Guide

1. INTRO:

Note: What is mentioned in the intro, should not be mentioned again in the BODY voice-over of the video.

The introduction – one sentence incorporating the points below. See examples.

  1. welcomes the viewer to the property and agent
  2. states where the property is situated,
  3. what kind of a property it is,
  4. mentions outside features of significance – in short
  5. and a few general features that makes this home special – in short

Examples: 

  • Situated in Cape Town’s sought-after Camps Bay neighbourhood, welcome to this oasis by the see showcasing modern design, both inside and out. I’m Suzie Waterfront from Remax.
  • An exceptional showcase of pride-of-ownership, welcome to this spacious four bedroom executive bungaloft in seaside town of Hermanus in the Western Cape. I’m Suzie Waterfront from Remax.
  • You’ll love this stunning three-story home located two blocks from Tygerberg Primary in downtown Durbanville, Cape Town. I’m Suzie Waterfront from Remax.

2. BODY: Describe The Inside Of The House – Focus On Detail That Will Sell

Note: Focus on the major selling points – weave in interesting details of neighbourhood or luxuries – don’t assume viewers can “see” things:

Examples:

  • The front facade has been beautifully finished with stone and is complemented with extensive stone landscaping in the front yard. 
  • Just 10 minutes from the famous Cape Town Stadium, the three outdoor entertaining spaces offer spectacular views of…..
  • The best space in this free-standing, luxury home, must be the wrap-around balconies with sea views all round.

3. EXIT: Mention The WHERE Again With A Call-to-Action
